11 Belgrave Road reimagines a mid-century office block in Westminster as a benchmark for sustainable, user-focused workplace design. Designed by Eric Parry Architects for Quadrum Global, the 150,000 sq ft scheme replaces a post-war building with a refined new structure that restores architectural cohesion to the Pimlico Conservation Area.
A new self-supporting precast stone façade re-establishes the rhythm of the streetscape, referencing the area’s stucco-fronted terraces with finely detailed proportions and balcony planters. Central to the project is its ambitious retention strategy: 35% of the existing concrete frame and foundations were retained, helping to reduce whole-life embodied carbon to just 466 kg CO₂e/m², significantly outperforming RIBA 2030 targets.
Freshfield Lane Selected Darks were specified for their warm, earthy tone and sandfaced texture. The brick’s red, orange and purple hues complement the stonework and reinforce the building’s connection to its historic setting.
Inside, the building delivers 108,000 sq ft of net zero carbon office space and 14,000 sq ft of communal amenities, including a café, gym, co-working areas and extensive planted terraces. Designed to the highest environmental and wellness standards, 11 Belgrave Road is certified BREEAM Outstanding, WELL Platinum and NABERS UK 5.5*, with top scores for digital connectivity and smart building performance.
