Project overview
Norton Folgate is a unique blend of Georgian and Victorian architecture, set amidst cobbled courtyards and peaceful streets in the centre of London.
At the heart of this 340,000 sq ft mixed-use development is Blossom Yard & Studio, consisting of eight buildings ranging from 10,000 to 120,000 sq ft. Designed by four architectural firms—AHMM, Morris + Company, Stanton Williams, and DSDHA—the project reflects the area’s historical diversity and character through its innovative architecture.
The new development features distinct facades for each surrounding building, with the design at 16 Blossom Street echoing the aesthetic of the nearby historic warehouses. The brickwork, crafted by Thorpe Precast using Michelmersh’s Danehill Yellow and Lindfield Yellow bricks, and installed by Lyons & Annoot, harmonizes contemporary style with the area’s heritage.
At 15 Norton Folgate, Morris + Company has designed office and retail spaces with new brickwork using Michelmersh’s Floren Gothiek Brick. The project, poised to be a net-zero carbon development, is expected to have an embodied carbon footprint of 434 kg CO2e per sqm, surpassing British Land’s 2030 target. The fully electric offices will incorporate smart technology for energy efficiency.
With over 3,000 sq ft of green terraces and courtyards, the development emphasizes health and well-being. It has received a BREEAM ‘Excellent’ rating and a Wired Score of ‘Platinum’, showcasing its commitment to sustainable design while respecting Norton Folgate’s historical context.
