Project overview
Tileyard North completes the regeneration of Wakefield’s Rutland Mills, turning a once-derelict industrial site into the UK’s largest creative hub outside London. Designed by Hawkins\Brown, the project sits beside The Hepworth Wakefield and delivers 135,000 square feet of studios, workspaces, education facilities and event venues, transforming a closed-off site into a nationally significant cultural campus.
Four existing mill buildings were carefully restored and adapted in Phase One, anchored by the reinstatement of the original chimney as a sculptural steel lattice. Around 80% of the built fabric was retained, including jack-arch ceilings, metal trusses and areas of exposed brickwork. New stair cores provide step-free access across the site while minimising intervention within the heritage structures.
New-build elements use Blockleys Windermere Grey and Park Royal bricks for their crisp texture and complementary tones. Their cool grey and soft pink hues reflect the patina of the original masonry, knitting the site together while marking contemporary additions with clarity and care.
Sustainability guided the project’s delivery. Building fabric upgrades, efficient ventilation systems and a decentralised services strategy improve performance and flexibility, while exposed MEP installations and reused materials reinforce the site’s industrial identity.
Delivered in phases within tight constraints, Tileyard North revives a neglected mill complex as an open, adaptable and enduring centre for the creative industry in Wakefield’s urban core.
