Project overview
The recently completed Berners + Wells development stands proudly in the heart of Fitzrovia, offering 56,000 square feet of office space across Berners Street and Wells Street.
On Wells Street, two new floors were added to the existing structure, with a bespoke blend of Michelmersh’s Charnwood handmade bricks crafted to match the original façade.
Meanwhile, Berners Street saw the demolition of the previous building, replaced by a new structure featuring tall glazed arches, while a curved glass façade on Wells Mews seamlessly connects the two sections of the development.
The project also involved modifications, extensions, and refurbishments to office buildings at 68-71 Newman Street and 9-12 Berners Mews. This included unifying the structures, removing the sixth level at Newman Street, adding a two-story roof extension, installing rooftop plant equipment, extending office floorplates, infilling light wells, and adding terraces, cycle parking, and other facilities.
The ground and first floors offer flexible retail space to enhance street activity, while the upper levels provide user-centric workspaces. The development harmonizes contemporary design with local historical character, featuring a lower façade of seven two-storey arches in Portland stone with teal glazed-brick accents, creating a striking entrance.
Sustainability is a priority, with the project aiming for a BREEAM Outstanding rating, supported by extensive infrastructure improvements.
