Elephant and Castle regeneration continues

Freshfield Lane was delighted that its products had been chosen for the redevelopment of 10.2 hectares of Elephant and Castle, London. MBH PLC has recently been informed that it has secured further phases of the re-development with a wide variety of its bespoke products specified for the continuing South Gardens and West Grove stages. This commitment is for high quality standards of sustainable brick products for the continuing regeneration.

Over the next 15 years, Lend Lease and Southwark Council’s regeneration of Elephant & Castle will create nearly 3,000 new homes as well as 160, 000 sq ft of retail space. It will also generate around 5,000 new jobs in the local area. In addition to the new homes being delivered, the Masterplan will also create Central London’s largest new park in 70 years and will implement significantly enhanced transport infrastructure.

Construction of the first phase of residential developments will see job and training opportunities created for local people, including 20 apprenticeships, 38 short courses and at least 44 full-time jobs. Architects for this phase of the project are Maccreanor Lavington Architects and the public realm designers are Gillespies.

Lend Lease has a 50-year track record of building and managing residential developments across the world, and the rapid transformation of Elephant & Castle demonstrates its ability to deliver some of the most complex and large-scale urban regeneration schemes.

Pascal Mittermaier, Lend Lease’s Project Director for Elephant & Castle, said: “Elephant & Castle is undergoing tremendous change at present and will soon be a global exemplar for the delivery of sustainable urban regeneration. It is important for us to preserve the rich culture and history of the area and to embody it in the new areas we create. A neglected area in the centre of a leading world city is being transformed into one of the most desirable places to live in London, comprising a revitalised retail destination of both restaurants and shops and characterised by its green open spaces which put residents’ health and wellbeing at the heart of project.”

Strong progress has already been made on the regeneration including the South Gardens phase including ongoing demolition of the Heygate Estate, detailed planning consent granted for the first phase of the Heygate Masterplan, which has now been named Elephant Park. The first 360 homes of Elephant Park have already gone on sale earlier this year which range from three storey houses to a sixteen storey tower. There is a bias towards larger family homes, offering one, two, three and four bedroom dwellings.

Frank Hanna, Group Commercial Director said, “we’re delighted to have secured an order for the supply of bespoke MBH PLC products for the continuing redevelopment including West Grove and South Gardens Project (featured above) which is for an additional 397,000 pre-blended bricks to be delivered in 2015. The project is fast becoming iconic, but more importantly a leading sustainable regeneration project.”

Showcasing the latest sustainable building practices

Elephant and Castle is incorporated into a wider network of 63 large and engaged cities from around the world committed to implementing meaningful and sustainable climate-related policies and programs. Cities account for 70 percent of global carbon emissions so it is of great importance that Elephant and Castle is part of the Climate Positive Development Program, which challenges large scale urban regeneration projects to deliver climate positive developments.

Residents of the homes can enjoy outside space, with all the homes including a private balcony, terrace or private garden. The homes will also feature water saving technology, with a strong focus on urban nature, including green roofs and walls. These buildings will showcase the latest sustainable building practices, including highly durable materials made by MBH PLC which offer a product with longevity, designed to improve the energy efficiency of buildings whilst offering an aesthetically pleasing and tactile result.
